Longtail keyword searches: Have we evolved past the "your town real estate" type of searches?

With the national portals buying up the low hanging fruit of "real estate" type keywords, are you or have you adopted a strategy to provide more focused results? Has the quality of your leads improved as a result?

I don’t think you can be too long tail. My subdivision posts mention schools, parks, trails, etc. You never know what people will search on.
