On single families the answer is no, but on duplexes and town homes we have a bit of a problem. Oklahoma City hasn't had density issues until now, so cluster housing is becoming more prevalent, but appraisers haven't caught up with this trend and are using much older projects to create comps, and they are not equivalnet.

he have a issue that new homes are so rare around here (non tract) that they have to stretch out too far or use ones too dated.. there are almost no comps that apply. really apply.. its adjustment time

Having appraisal issues where expected, Castle-sydrome still happening here; lots of price reductions. I've had 2 this year (one killed the deal) and that's out of 12 or so in my whole 17 year+ career, so its a lot for one year for me.
