If I'm the host, I hang out for two to three houses. As a guest, for as little time as it takes to run through the place and grab a bottle of water, if they have any!

It depends how it's set up. With most of them, 15 minutes is enough including grabbing a bite to eat. Sometimes it becomes a little mini party and its fun to talk to other agents. I still go on the odd caravan and it's 5 to 10 minutes in and out, no food. But you get a sense of the property, great for previewing.

I haven't Been to one in years. They have become rare. I wouldn't stay more than 10-15 minutes, and I never cared about winning a gift card to starbuks. I think agents did that to try to impress sellers with how big of crowd they attracted to see their home.

I don't go often but when I do I'll take a quick look around the home and yard and speak with the host for a short while. I'll in and out within about 10 minutes unless they are serving snacks or food. In that case it may be 15 minutes.

The flip answer is "depends on the food". But for real, as long as I need to see the home, sometimes catch up with other agents. In my area, when there are raffles, the winners are drawn at the end of the day and notified by phone; no-one is expected to hang around until then.

Those hosting broker opens with such drawings courteously publish you do not need to be present to win, but they do need your business card.
How long to I stay?
I reserve these events for the 'hard to see, higher, high end real estate' which means they are vast properties with multiple structures and more toys than you can count.
This if followed by a entree and discussion with listing agent who invariably asks, "How can the presentation be improved?" Basically all you have to offer is 'Remove the sail frog from the end of the driveway."
A 'hang out' will be more that 30 minutes, less than 60.

We have them almost weekly on Kauai and no one expects you to be there for the drawings. Prizes are awarded to the winners the day afte so you don't need to stick around.

They are pretty prevelant here in the Louisville market, usually get 2-3 invites per week.
I don't attend many to be honest, but thats because I have been so wrapped up in working on my 2016 planning, etc.
When I do attend, usually stay for just a bit, then leave. I like to be one of the first to arrive, and park on the street so I don't get trapped.
