I use humor. I make a sign in sheet and sign in with a couple of names in the news, and tell them with tongue in cheek that they might want to sign in and see what famous people have already been there.

So if I do political figures I take one from each major party and satirize both. Most people do see the satire and chuckle and end up signing in with their real name. I do NOT hand out MLS listing sheets as it is also another reason to sign up with their real name and email address so they can get something of value, or a subdivision market report.
At one open house I ended up with TWO new buyers who bought homes within the next three months because they liked my little ice breaker with the satire on "famous people" who signed in for my open house sign in sheet.

What I have discovered is customizing the open house for the audience that will be attending and purposing the open house properly for that audience makes the efforts much more effective in creating a valid list.
Be aware, not all houses are proper open house candidates. For the ones that are, make the most of it.
As an example, the very first open house will be attended heavily by the locals, the neighbors. So, it your premier performance for 'getting more listing' in that community. So make your 'show' indelible.
Next, seed the house with offers of interest to a seller that will get them to raise their hand. Your exit interview to set up an appointment to discuss what they have shown to be on their mind will get you real contact information.
As you can see, this can not be implemented without help. Don't do an open house alone.
