I find clients have no trouble eliminating properties, so no need because they do not end up with such a plethora of choices that the house they ultimately find doesn't jump out at them.

It is cumulative score. Assign value to each catagory. Add all the values to come up with a total score. It assumes all homes are similar in value though.

You could load a tour of homes in an ipad that the Buyers keep with them during showings. I ask each buyer, in every home we see, whether or not they would live there, even at any price. We rank and discard homes on the spot. The ones we keep we write down and go thru them again on the last home of the tour.
