Different tenants require different approaches.

Drop off a beehive and a couple of dobermans...  Just because a tenant won't move out doesn't mean you can't give them free gifts!   That said - we do not do "property management".

Hire a good lawyer who specializes in evictions and real estate law.  That's what the investment company I represent does.  Working on one right now.

Follow the laws of your state to the letter and make sure you have an attorney you can call on to take it to court if need be.

You have to follow the local and state law for an eviction. In our area, this is a legal process and the sheriff handles the actual eviction. Your attorney will be able to provide the guidelines.

Landlords should hire an eviction attorney.   If it is not done correctly, you might have to start the process over.   

Call a good kick 'em out lawyer.

Hello Jacquelene.  Unfortunately I don't think there is a best way.  Always a pain.  You need pull up your states rules and regs in this area.  Documentation a must.  I am leaning towards not just a last month move in but last 2 months.  If you need evict someone 30 days seldom enough and after that you are loosing even more money.  Mark

Jacquelene - You need to do as many others have suggested, and make sure you know and understand the laws in your state. I would also make sure you have cause, and have an attorney available just in case.

The location and the local laws are the only guidelines you can utilizie.  Check it out and follow the law to the letter.

An even better way to handle this situation is to have a very tightly followed protocol before renting out to someone that includes detailed investigation of their past.

Talk to a good real estate Atty. and document the reasons why you want to have the tenants evicted ( certified letters to the tenant, photos of damages to your property, police reports etc. etc.. )
