You have to follow the local and state law for an eviction. In our area, this is a legal process and the sheriff handles the actual eviction. Your attorney will be able to provide the guidelines.

Hello Jacquelene. Unfortunately I don't think there is a best way. Always a pain. You need pull up your states rules and regs in this area. Documentation a must. I am leaning towards not just a last month move in but last 2 months. If you need evict someone 30 days seldom enough and after that you are loosing even more money. Mark

An even better way to handle this situation is to have a very tightly followed protocol before renting out to someone that includes detailed investigation of their past.
