I think, one of the most common and really annoying is puffery. 

Even I have no idea what this means: 

"A Haven of Security"~ Prove it! ;

"Lovely Townhome Feels Detached"~ Ha? ;

"Stunning Elegance"~ for a taste of a real estate agent? ;

"Unbeatable"~ You lost me here;

"Upgraded to the Max"~ Max of what era? 70th?;

"Best Price on the market"~ what do you mean?! ;

''#1 agent''~ we'll never tired of this one;

and

"Bargain of the Year"~ Yeh, we know what that means. Why it is still not sold? 

"I'll Sell Your Home Or I'll Buy It" - when you won't

"I've Got A Buyer For Your Home" - when you don't

"I'm the Number 1 Agent on the Planet, have sold more homes than there are stars in the sky, in the blink of an eye, for thousands more than asking price" - when you haven't

There are plenty more - but I'm sure you get the idea! 

A good percentage of the marketing programs geared toward real estate agents.

Id say facts like not the real amount of beds/bath but even photo shopping images with different type or flooring or cabinets can be very misleading.

Anything is that is not true of the home in Reality that is stated about the home in any type of advertising.  Mark

I like the answer by Mark Don McInnes, Sandpoint.  My favorite example though is when agents continue to advertise a property long after it closes.

Any time you make a statement that exagerates the facts or makes a promise you don't keep.  You can probably get some real world examples via google.

Tony - There are so many ways agents exaggerate about their listing. Much of what is written on the MLS could be construed as false advertising.

"Top Agent"

"Like new" (somes not)

I think number of bedrooms is the largest in my market.

Saying it needs a little TLC when it needs a total rehab. This one is WRONG.

I have seen new carpet that was all stained

Any puffing statements, rent to own, especially if the seller is not interested in renting to own.

The number of bathrooms. A half bath or 1/4 bath is not a full bath...

 Price it way below the market to get the attention and price it higher once people are interested. Many homes sales are like that recently.....

One of the commonly seen examples is the number of bedrooms. That basement room may not really qualify as a bedroom.
