Like Michael Setunsky I too have had Sellers listed with another Brokerage call me and practically beg me to bring people to see their home. And sadly, it is happening more and more. I suppose they've already asked their agent to do so and they chose not to!

One time I did have a seller ask me to contact an agent who told them she had a pre-approved buyer wanting to see their house and make an offer. They did not want to have her acting in an Intermediary status and wanted me to represent their interests. I took the listing, called her and she understood, brought her buyers, made the offer and it closed. She understood the seller's position. She knew it was the right house for her buyer and was relieved to have me on the listing side. It worked out beautifully.

I haven't had that, but I had clients who had long term friendships with a few realtors. The wife wrote notes to the various realtors with whom they had friendships and explained that they chose someone else (me) to list and sell their home.
One called them and asked if they'd signed anything yet, another ignored them when they saw them at church and another tried to get a referral fee from me.
In this case, the sellers were normal, but the agents were weird.
