Comparative Market Analysis takes time and due consideration. I usually will not pursue a listing if I feel that I can not sell it. If I doubt the value of the listing, I will usually pass. Sellers rarely are realistic concerning the asking price of their home because of the emotions that we can't afford as professionals. Give them the proof with a CMA and you are still hitting the wall. In the past I have suggested that the seller get an appraisal for their home. The cost is about the same for the realtor or the seller. We typically have a good idea of the best price for the property before we approach the seller.
