Interesting comments. I have not encountered anything unusual. Appropriate behavior is showcasing the home (and that does not include availing oneself of the amenities of the home, as some stories suggest!), knowing as much as possible about the home and not trying to steal anyone's clients.

I heard horror stories at one training. A guy held the open house and ate all the food in the fridge, the day before thanksgiving! That included the thanksgiving dinner!
Another time the sellers came home on the same guy hours after the OH ended. He was watching the game and waiting for his laundry to dry. WOW!

Tony,
Reading all the answers I lead a sheltered life. Never had the slightest issue.

I think the worst was the agent watching tv ignoring us as we went through the home.

I do not like the agent following my clients and offering to email information to my clients.

Yeh, telling a client who sent by an agent( me) that the only way to buy that house would be to use a listing agent( or OH sitter) to write an offer.

An agent should be there to showcase the home they are in. Period.

Open houses don't work in my area. Nobody does them.

I remember hearing about an agent parked outside the entrance to new construction models offering unrepresented Buyers a rebate from the commission if they allowed him to register them with the builder. Didn't last long!

It is my joy to report I have never witnessed inappropriate agent behavior at an open house.
Did they all conduct themselves in a manner aligned with my open house traditions. Absolutely not.
PDA's? Sampling the Chardonnay? Too much involvement with the local team on ESPN? OF course...but still their behavior was not inappropriate.

I've never witnessed anyone not conducting him/herself properly....and I hope I never need to witness it...

Once when I was previewing an open house the agent sat down on the bed when we entered the master and it made me very uncomfortable!

Good Saturday morning Tony. I feel that it is the agent's responsibility to present the property in a positive light and get a contract.

I haven't had any stories, other than what I heard on the news, where lady agent was caught going through the medicine cabinets, taking perscription medication home.

I once saw a host kissing a attendee in the bathroom of an open house, thought it was unusual...

I am sure some agents may go through the personal effects of the seller or the medicine cabinet. That would be totally inappropriate and unprofessional.
