Debbie - That's the million dollar question isn't it. If we could all immediately find a buyer for any of our listings, we would all be pretty darn successful, but I know that is not the case.

If it were the case, all homes would sell in 30-45 days max.

An investor.  If you "need" an immediate buyer it indicates distress... and that means a motivated seller.  Investors love motivated sellers.
