My record speaks for itself and I'm called only after the decision has been made. I don't "compete" for listings.

I don't turn my clients over to someone else as soon as they sign on. I'm with them through each step of the re transaction and beyond.

I prefer to call it a UPS, a Unique Positioning Statement because it is more than just being about a sale.

Sorry folks, I think I blogged here :
Unfortunately, not a single USP in the answers so far, you have to go deeper, as we all can boast generic qualities like: experience, commitment to the process & clients, great reputation or "record", years in the business, personalized service. We all use the MLS, websites and certain marketing devices.
Folks, those qualities are just what it takes to get us to the interview table.
Now what really separates you from the other 2-3 agents that you are competing with that boast the same thing? (That will get you hired).
What can you boast that no one else can, or very few can in your market? What unique experience do you have, what is special about your customer service? How is your service personalized, specifically? What unique services earned your good reputation? Etc.
Facts tell, stories sell. What 2-3 short third party stories can you share with them, to set you apart? What have your clients told you? Why did they hire you? What about your service was particularly standout or helpful. Listen for the adjectives & quotes they give you in their response to those questions.
Example: "I'm a patient agent" vs.
"Many of my clients, like Chris & Kara who referred you to me, have always shared with me: they appreciate my service because I'm patient not pushy, they enjoy the process of buying home with less stress and feel they get a better deal & home for it."

Good morning Michael. Have a reputation of getting mortgage transaction done, where others fail. If humanly possible, I will get it done.

with 37 years of experience listing and selling new construction, you'll be searching long and hard to find anyone to match that...

"Information is FREE. Knowledge, Experience, & Integrity Are Priceless". It's really a tagline, but it sums me up.

Michael Thornton not many can compete with me when I mention that I am a double engineering graduate and very detailed oriented real estate agent.
Add to it, my cultural niche and can help within 65 miles radius of Boston, MA. (How many can really boast about it?)

Michael,
We just wrote a post about that. Roy's answer reminds me of our 77 year old client who asked for a new brand and website. She has worked her marketplace for years now. On her sold portfolio page, she has pages, and pages, and pages, and she still makes the Wall Street Journal list of top 100. Last time we saw her, she had 8 escrows closing that month, and she had already reached her goals in May....She is still going and going. She lifts weights, has a trainer and works out 5 times a week. LOL A
