It depends on your demographic. My client is average 55+ and that age group doesn't tend to be too active on social media beyond Facebook. I also find the baby boomers are more private and even after an uber succesful and happy closing may not want to connect on social media.

We have seen a lot of succes with social media in general. I feel like it is an important tool in the real estate sector especially if you are dealing with foreign buyers-like I do. We get feedback from Facebook as well.

Of course it does.
Unless one believe those on Facebook do not shelter under a roof or buy any durable goods, soft goods or consumables.
The most frequently occurring issue with those failing in results through their Facebook presence is the agents purpose does not align with their message. If, as some suggest, Facebook is about being social...the goal has been achieved before you start. No Goal, No Purpose, No results.

Isn't the whole point of social media— to be social?. That means actively engaging with your clients or potential clients, talking with them, answering their questions, asking them about their lives, their plans, their goals.
From what I see, 95% of the realtor population view social media as a wall for them to throw their s**t against just to see what sticks. I have rarely ever come across a FB or twitter feed where a realtor was actively conversing or socializing with their followers.

I market heavily on my Fb page but have received very little biz from it. Although a past customer that follows did refer a buyer to me last week.
I continue mainly bc it's free and I spend less than an hour a week on it. I schedule posts a month or two in advance and like to keep it at about 50 in que. This way if I get busy then I know its still working for me.
The key is getting local followers (I have about 300 now). I would like to get my the the local LIKES up to about 3k which would be a really nice book of potential business. To get there, I basically self promote it on local community pages and by liking post under the that account.
This is marketing that you should do late at night or early in the morning. Don't spend tons of time on it bc there are many other much more productive marking strategies that you should be doing.
