You can go for the arrow (direct mail) or go for the shotgun (radio) approach. I'd go with the arrow and directly target (farm) homeowners who would be likely candidates to list their homes. You can easily pare down your target audience by compiling and sorting through the data provided by your MLS. The "arrow" approach requires that you design distinctive marketing material specifically tailored to your audience. No generic BS like so many realtors these days send out. Design unique postcards that will tickle your audience's funny bone and you'll easily be remembered.

Radio is a waste of time until you have established yourself as a brand. It is more of a "top of mind" approach, rather than designed as a full on lead generation system. Think Russell Shaw... it goes without saying that you should know what his brand is by now.

Normally I'd say neither of those, but if that was the choice I would do direct mail.  Focus on listings in a paticular area and just mail every month.

Stick with direct mail. Radio requires a mutlmedia approach so it goes with TV and newspaper. However, just sending out direcrt mail without a paln and a certified call to action would be a waste of money.

I'd do direct mail.  As I've stated in prior responses, I think radio is dead to anyone under 35-40, with the odd exception of NPR which, out here, is doing surprisingly well in the 30 year old category.  I don't think anyone under 30 even knows what a radio is anymore.

I would send out to a few selective farms with owners who have moved in longer than 3 years. I also remove the realtors names and areas with 1 agent dominance or close to a big brokerage. Bulk mail only(<40 cents/card all cost inclusive).  Different themes. 

I will also pay for a big billboard near.

As a former media director...I would look at the costs of ALL media...print, direct mail, broadcast...sponsosrhips...determine who is the best target and then in "media talk" you look at the biggest bang for your buck by determining the reach and frequency cost to your audience which may mean varying levels of more than one medium.

ANY medium can be targeted...each medium can give you detailed demographics...and that is how best to determine budget distribution...don't look at what you like...or "mother in law"...or in some cases "Realtor" blab is....the message can be tailored....and the audience scientifically determined.

I'd put it into DM. I'd do EDDM for 3 small carrier routes wi/ 1 zip, 12 times for the year...or maybe 10 as for my biz I would not start it til 3/1
