I think a lot of people really like the idea of a spa/garden tub, but mostly end up not using it.

A nice shower is definitely a winner here. For families having one tub somewhere is often important. And I do have a good number of clients that want a tub for soaking but none that really care about the jets.

I have the shower/ tub combo in my master and I rarely use the garden tub.  I was thinking about ripping out the tub and expanding the shower.  Not sure how it will affect resale in the years to come, but it would make me much happier.

I rarely get a request for a spa tub but do have bueyrs that expect nice walk in showers.

David, my investor client rennos houses and takes out the master tub to build the bigger impressive shower.  That's what I'm going to do with mine too.  Tub in the guest bath because you still need to have one for bathing kids, dogs, etc.

It depends on the buyer.  I find most of my buyers don't have a particular "need" or "desire" for a spa/garden tub.    

We don't have as much new construction in my market as exists in some others but when there is not standing inventory, I find a lot of builders seem to offer lots of options for buyers to customize if there is enough time(and, of course, money).

Most of the newer homes and remodeled homes seem to have gotten away from the spa type tub with a soaker tub and a nice shower.

Most buyers in the price point ALREADY own a house with a jetted tub or soaking tub. They have come to the understanding they make really ugly indoor planters.

We have a LOT of seniors, snowbirds, retired boomers. It seems that NO ONE wants a tub any more at all, but a big roomy shower.  So yes, agree. Shower in master and traditional tub/shower in MBath. For the younger peeps with little kids.

This is such an individual preference.  I love my Jacuzzi with jets and bubbles.  Also love my shower with the rain head.  Depends on whether I'm washing my hair or want to soak.  And that's just me.  In most couples there is one who is a tub person and the other loves the shower.

I think most people want a garden or jetted tub especially in a larger home.  They might not use it often but it is nice to have.

It depends on the clientele you want to attract.  I know some people who will not stay in a hotel if it only has a shower.  It also depends upon the size of the property.  For example, a person buying a micro condo (approximately 300 square feet in size and becoming more popular these days) probably would want more space devoted to other things.

We probably all noticed that our clients pay a special attention to their bathrooms. Also having an outdoor space is extremely desirable in here.

Spa tubs are great. We use ours quite frequently, especially after a full day of riding or playing with the dirt toys. Nice way to relax the muscles.
