I suggest putting your license with a general broker and then working with new home builders

I have to second Candice A. Donofrio . You can go and talk to buiders now and find out what they have to offer. Why not talk to brokerages too, just to get a broader view. Search the site here for questions to as brokers.

I would recommend talking to the local brokerages and see who offers the best training for new agents. If you get your feet underneath you with some good education from your brokerage, you can market yourself to local builders and other types of home sellers so you don't pidgeon hole yourself.

When I was in licensing course, the builders gave presentations every day at lunch. They wanted ALL of us. I wanted to learn general real estate, so I didn't go. But if you visit a few new home builders now and tell them you are about to get your license, you may have a job before you test out. You will only learn one facet of the industry, however, and if the market turns and building goes south, you'll be disadvantaged if you go into general from new homes and have to learn new skills once again. Good luck!

Best of luck to you Kathleen! Getting in with a broker that has training. The school book stuff (in MANY fields) does not teach you how to do your job, just the laws etc. From there, work the builders trying to get their business. See if you can get an agent that works these developments and get attached to their hips to soak everything up like a sponge.

Meet some builders now... or at least stop by some model homes and introduce yourself. Don't wait until your license is in your hand.

truthfully, it's not likely to happen!!! become well-versed with listing and selling single family resale homes and condos.... then you may want to branch out and find land to list.....if you have land, the builders will find you!!

Kathleen Miller the first step you already took - by joining AR.
Now do all your research here on this platform - I am sure you'll learn a lot here on how to proceed.

Typically the required hours of a Site Agent are the polar opposite of the rest of their family (be aware).

From my knowledge it would be very difficult to work with a new home builder. They want an experienced agent.

Most new home builders want an experienced agent with a track record to represent them. You however can sell some new homes, get experieince and get noticed and when you have earned the chance you might get a look.

You will need to find a broker to work under. That will be your first step. Start looking into that now. Interview different brokers. You want one that will offer you a high level of training or a mentorship program.

If that's the direction you want to go, than go for it! I love the flexibility that I do have working with brokers.

As a real estate broker, I would take a new agent over a long time in the business any day of the week. It is hard to get people to change how they do business so I like teaching them right at the beginning of their career. I would imagine a builder would feel the same way, they want you to work with their clientele their way.

Most builders will prefer experienced agents.
Join your local builders association as an associate member and do some serious networking.

You will work for peanuts while you go through the year long training process with them then you can make good money- but working for a builder- you will never have weekends on your own.

You should go to the new homes sites and learn about their process. Speak with the agents and make sure you're speaking with someone that is supportive and not intimidated. We are a welcoming community but do have our Debbie Downers just like any other profession. No offense to anyone named Debbie.
