I send a proposal to the prospective seller which identifies the company, type of listing, fees, marketing, etc. When I get a call, I will set up a face-to-face meeting. The benefit for doing this is when I get the call the seller already knows what to expect and opens the door for further discussion.

About 50/50. Homes and clients and I'm familiar with, one step. Homes I've never been in, typically two steps. However, I did go a listing clinic several years ago that I really liked but haven't had the guts to fully implement. That clinic centered on a one step and it didn't really focus on the subject property at all so it could easily be a once step. The presentation focused on the market, the agent's marketing and that the market (buyer's determine what they are going to pay based what else is available, comps). And so with that process, you didn't have to do the CMA until after you "got" the listing (at least had the seller closed to work with you). What I liked about the process best was that it eliminated "buying" the listing as one avoided talking price until after the seller agreed to work with you. Then you talk about price.

I used to be 2-step only, but I lost listings that way, so I adapted. When I can tell it's one & done, I do the whole thing in their living room. If I can get meeting #2 back at the office for a better presentation, I'll do 2. But, I'm in a military town, they are very rapid & least steps" minded, I typically do 1 these days...I adapt & overcome like my clients do.

When I go on a listing appointment I am interviewing them more than they are interviewing me... I look for a good fit- not just a listing. And I have never heard of step one or step 2; I just do my thing and we either totally click or we don't but I usually get he listing because they can tell I am not blowing smoke and mirrors.
