If you "need" income right away, brand new to the biz and brand new to an area, I recommend finding a team to work on or at least a seasoned agent that wants some weekend and evening help with their buyers. If you have 6+ months of reserves and don't really "have" to have income right away then you will have many more options. Find a brokerage that has plenty of in house education along with mentoring. Most Keller Williams offices have both.

If you don't have money to invest and survive on, I would get a job while I got my marketing in order, learned the area and had a prospective client or more.  You can go for a number of months with no income and have MLS and other fees to pay.  When you have your license often a broker will let you work part time until you feel you will have a steady income in real estate.

From what I've heard, most new agents don't earn an income the first year.  Your best bet, as others have mentioned, is to join a team so you can get a little bit of money while you try to ramp up your business.
