Unreasonable and unrealistic sellers.

These are the folks who hired you and you hired them.

What I typically find is situations like this is I FAILED to ask sufficient questions at the start. I did not discover their 5, 6 and 7. 

Now is the time to 'Turn towards' in your conversation and ask "Tell me more."

Remove from your spirit the judgment of unreasonable and unrealistic. NO ONE will have a beneficial discussion with another who they feel has JUDGED them. No one likes to be judged.

"Tell me more?" is the orientation you must achieve then be vulnerable and genuine and get on the same page with the owner. Be aware, the outcome may be that the SOLUTION(S) you provide are not a good fit for the outcome, need, or problem the owner embraces. If you shake hands and part ways, know it is your solution that does not fit. It is not a rejection of you.

Have "the discussion" in advance of signing the listing agreement, and "remind" the seller of the clause that obligates them to pay you the commission for an offer that meets or exceeds the stated requirements in the listing agreement, regardless of whether they accept the offer or not!!

I've had Sellers decide, between signing the listing agreement and receiving an offer, that they no longer wish to sell.  Frank discussions are needed and sometimes you just need to take your ball and go home!

Anthony - You really only have two choices, as Barbara Todaro said. You can either continue to work with them and try and convince them that their property is priced too high, and to accept the highest offer, or cut them loose.

To me, it doesn't sound like they need to sell, or even want to sell that bad.

If a buyer wants more house than they can afford and if a seller says no go unless way more than it is actually worth today, pass. Go fish. Go hunt. For other listings, healthy not dead ducks to ROI hit the moving targets. Sometimes the listed price is the selling price and zip for wiggle room happens Barbara Todaro !

Let them know that they are paying you because you are the professional and let them know what to expect and how to react to these, and when to accept.

If they are not ready to sell then send them a bill and be on your way to the next client.

Were any of those offers cash, full price? Does your listing agreement stipulate that if you procure a RWA buyer for list price, you have performed your duty and earned a commission?
If not, can you explain further what seller thought was wrong with 5 offers?
