Refinishing our original 1880's hardwood.  No dogs in the house anymore so we're safe to proceed.

We just built a new home, so there is not a lot I would remodel. But things I would have done differently. For instance I would have put the tile I used in one bathroom in all the bathrooms because I love it. Probably added more closets and storage space, etc. But to add value? Maybe more designer elements if I had more money :)

I would redo the master bath and the hall bath. 

I would probably change the flooring in our kitchen from duraceramic to a hardwood flooring.

Kitchen is key; that includes refinishing wood floors post dog abuse.

Kitchen remodel is number one, bathrooms number two, Cosmetic Repairs and landscaping are most important to sell quickly.

Rebuild my back porch, refinish the floors and paint.

Kitchen and Bathroom are considered the two biggest renovations for best ROI.

To add value, Ginger Harper, we would renovate the hall/guest bathroom, as we have only changed out light fixtures.  Finish renovating the master bedroom bathroom, as the shower/toilet area has to be done, since the sinks / counter / mirrors / cabinets / light fixture, and ceiling fan are new.  A 'work in progress' as they say!

We are refinishing the decks and the gazebo.  We just prepared the lawn for nice grass in the spring.  The next is paint some of the interior.  We bought last year and I am having a problem choosing the right paint color.

I need to change flooring out.  I have dated carpet in my greatroom.

Remodel the master bath, bringing it up to date and putting a bath instead of a shower.

We are replacing windows and two sliding glass doors and then a major kitchen remodel.

I always say a "home is a work in progress." We remodeled our kitchen our master bath, secondary baths, pool, patio..a project a year to refresh!

The improvements that bring the most return in value are often roof, siding, windows, furnace, kitchen, bath, paint and flooring

I built my home 8 years ago and it's in great shape. Doesn't really need much of anything... put in the best of everything when I built. But maybe I would add granite or quartz counters to the master bathroom. Not that it would bring much in extra money in a sale.

Obviously: kitchen and bathrooms. Also adding more green features is very important for me personally.

Ginger - My wife has a list a mile long. I don't even know where to start.

The only thing I could do to add value would be to add square footage and that isn't likely to happen.

I think we have already done about all of it. Granite, wood floors, heated tile floor in the bathroom, paint in and out, etc.

A kitchen upgrade would be at the top of the list.

Funny you ask, today I'm having my worn asphalt driveway removed and replaced with a nice concrete one.  That will add a good value.  Looked into pavers as well, but there wasn't any additional value added by them over concrete, to justify the cost.
