 People borrowing or refi more in the spring or summer. Banks are too cheap to order appraisals.  Order from 2 or 3 different sources and you get a very picture on home valuation.

I do a lot of BPOs. I'm noticed them slowly dropping off for the last year. This month has been good for me, but they all came at once. Now I've pretty much had the week off from them. I think with the number of distressed properties fading, we are going to see BPO orders fade as well. There will still be refinances and other reasons to do, though.

I finally got them all to stop sending me residential BPOs . . . last one I did was years ago . . . but the market has been improving and more equity than distressed sales is probably why they are subsiding. They'll never go away forever.

Thanks for all your input.   BPO's are my main source of income from real estate since I am mostly retired, having been a broker for 38 years.  I do about 20 to 30 a week myself.  No assistants or out sourcing, so when the orders drop to almost zero I panic a little.  I think Sam is right, it is just the time of year.
