A talkative and decisive buyer.  When we walk through a home, they talk about what they like and dislike about the home.  Asking them flat out doesn't get me the info I need.  Also one that doesn't change needs or wants midstream.  I have a hard time with buyers that fall in love with a home that doesn't have anything to do with what they've originally told me they want.

Do they have a realistic grasp of what they want and can afford. It is a negative if they are overly drawn to “pretty” houses and won’t look at normal houses.
