If I understand your question, for our sellers who have flexibility on when they list, we gauge when they are most likely to get the highest appraisal and when they should list according to other current inventory.

Only if a seller would not be whole do I recommned delaying the sale. I may suggest renting if they have to move on.

Well, yes I have, but more because their margins were so thin, they may have to bring money to the table which they didn't have. It was a situation where they didn't have to sell, so I recommended that they stay another year, make upgrades as possible and pay down the mortgage to gain a little more equity.
