My company offers a home warranty automatically to all seller free of charge during the listing period.  I normally request one if I am representing the buyer during inspection period as needed.

It's pretty common in our area for buyers to ask for a home warranty in the offer, which is paid for by the seller. The exceptions generally are REOs and Short Sales

Seller-paid home warranty is fairly common in our area. Unless the buyer plans to tear down or majorly renovate the house, we tend to arm wrestle them to purchase a home warranty. My EO likes it and so do I. Having said that, some of the vendors home warranty companies use around here are not so good. The good ones don't want to deal with waiting for auth.

I always recommend it. Owner occupied homes are covered with home warranty during the listing period.  If buyer wants warranty ... buyer can order it and pay for it.

In both cases it depends on the age of the items that will be covered. It is very easy for buyers to be disappointed when the warranty doesn’t provide the coverage they expected.
