I rely on my situational awareness, defensive tactics/martial arts training and any tools I may be carrying on me (usually two standard tools and several things I can turn into tools - like a belt). I also have no problem "doing whatever it takes to survive" and would rather live with the consequences than be buried in a box. What's the old saying "I'd rather be judged by 12 than carried by 6."

My clients are almost always known to me or referrals so it isn’t a big problem. In that rare instance I like to meet them at a coffee shop, etc. first and then only show them vacant houses until I’m comfortable. With a vacant house I can let them roam (I go back later to check windows and doors) and stay in a safer place by the front door.

I have the Samsung Galaxy 6 Android phone with 'Send SOS messages', an emergency alert (find in privacy and safety settings) that will send a photo from the phone front and back cameras as well as a audio recording by hitting the power button 3x quickly. Even though I am a guy, we should all take precautions. When I am going to show a property, I dont show property to people I haven't met - for both the safety of myself and for the property owner. I dont show property at night unless there is absolutely no way around it, and besides, it too hard to see things at night. And third, I always text the addresses I am showing to my partner so that he has a general idea of where I am going to be. There is always the possibility that something can happen and maybe it wont happen at the property, perhaps it happens on route to a showing. Finally, when I am finished I send a message that I have finished and heading home (assuming that the showings are the last thing I am doing that day or on a weekend).
