I am familiar and use something similar --- basically there are terms and condistions. For your particular example the home must be priced within the agents recommended price range, it will go under contract within XX days, if not the listing side commission would be waived. If any contract is canceled or otherwise dead, the time frame starts over again.

They key, as in just about any listing, is the list price.   

I've heard similar.   There are lots of things that "work" for others.   The asterisk means --- but wait....there's more....

 There is an agent around here that does that. He has a very successful business. For the most part, he will purchase the property at a reduced price and he will turn around and resell it.

This type of offer involves a number of conditions.

Some agents use this in my area and the asterick means they will but it at a severe discount only after the seller has taken predetermined price cuts over the XXX determined days. I do think they get listings because of this and buy very few homes. If you get the price low enough it will sell.

Not a fan of this program, I see to many agent use this tag line and explain that they will buy it for 80% less of list price.

This is a recurring theme, it appears. ;)

** usually means only the agents fee is paid. not the title , escrow transfer taxes etc. ONLY the portion the agent gets. usually doesnot include any fixed agent costs fron the broker
