You mean like a Rocket Mortgage that gives the consumer a full approval in under 8 minutes???
Can't wait for the regulators to catch up with that one...

It's unethical to NOT point out anything that adversely affects or misleads our clients. I've never required a third party's code of ethics to know right from wrong, but I am a Realtor and there is my code and NAR's of which at least one covers this.

I think the more informed we are the more responsibility we have to point out misleading information or misinformation. One of the most important reasons I participate in social media and network platforms is to inform others AND correct misinformation and false myths about local real estate taxes and real estate valuation principles.

No, the false/misleading advertising IS unethical though. Just be polite about pointing it out, this isn't a presidential campaign so no muck slinging.

To those of the public that contact me. For example, I get calls from my listings that appear on Zillow and they want to know about the loan that is offered. That's happened quite a few times. I tell them that is advertising and nothing to do with the listing.

Maybe yes maybe no.
What ever brings down one member of the profession does seem to tarnish all of the members.
Look to mudslinging politicians for an example of this, and the public seldom takes the time to try to sort out the good from the bad, they just start to think of all politicians as being as bad as the worst example out there.
The agent slinging the mud will generally be looked as with the highest suspicion since the public will wonder if they have any good ideas of their own or only have the ability to tear down the competition in an effort to hide their own flaws.
An agent who wants to elevate the profession above that of used car dealers and politicians would refrain from dragging their competitors through the mud.
Much better to educate the competition in private, when they get better you all will look better.

No ... but it may make you somewhat of a Don Quixote, Tony and Suzanne Marriott, Associate Brokers ... sometimes my head spins with ads I see or hear from online/other Lenders and I wonder ... "how do they get away with that?" I battle the problem on a one-on-one basis with individual clients, but the larger battle would be too time consuming for me to tackle alone ...

There are some opinions involved in that sentence, if it is false or misleading it can be pointed out. Can be a fine line between that and slander.

I think we have an obligation to the public to point out there is an error in the ad, whether it is a misprint or a misjudgment on the part of the advertiser. The advertiser should be the first call I make as a professional courtesy. If they are professional they will appreciate me watching their back.
