I show to families from time to time, but have found that normally parents are good about keeping their children "herded," so I haven't needed to develop any tricks.

I'm the same as Joy Bender.   Can't remember the last time I worked with a family.

Generally no. Hasn't been a problem. I guess when I bare my teeth at the kids that is enough!

That's included in "the talk" and if they won't stay together then we're done.

Very rarely do I have more than a couple.  Don't work with too many families. 

Back in the day it was more of an issue.  I just ask that we all stay together in an occupied home.  In a vacant home, I don't worry about it.

Let them roam.  One will find something they want to show the other.  They know each other better than we do and they have their own style of looking for a home.  I'll call them together if there is something special for them to see.  Our job is not complicated so don't complicate it.

Larry & I try to go together when possible. This way we can "round them up" quicker...

I make it clear that we need to stay together except when I have another team meber with me. then it's fine for us to peel off in different directions.

I have one family, the wife and husband ALWAYS take off in different directions, but usually find them together to get the notes whether or not they love the home.  

Saying it, let's all stay together so I can tell you about the features included. Sometimes I have to say in a couple of times.

      I can't remember the last time I had little children accompany us.  As for telling adults to stay together, I won't do it.   They need to see the house freely without supervision.

Try using duct tape.

Rarely is this a problem but if it appears to me that it is going to be one I just lay it out.  I explain that we need to stick together so we don't loose track of time and continue with the tour. 

I give showing instructions before we even start.  Part of that is simply asking that we all stick together during the home tour.  

NOt really, I talk about how we view a home especially with chidren

listing agents don't need to worry about that...

I work mainly with investors so this is not an issue for me.

At my most recent open, Some kids were running around rubbing their fingers on the newly painted walls while I practiced professional lip biting. The parents were looking at the house...What can you indeed at these prices!

Some times but most are well behaved. Most often the husband runs for the basement while the wife heads for the kitchen then bath and kids head to the bedrooms

You have to maintain control or leave the kids in the car.

Herding 101 -- but stuff happens.  

Advise them HAZARDS may exist. Open pools, cutlery, pets starving for affection, adult game room toys and guns MAY be present. You can not know what is behind those doors. 

"Please keep your beautiful children safe. We don't want the little darlings enter a place of danger."

I actually had visitors sign a 'Hold Harmless' waiver before entering a property. Everyone herded the family tightly.

But I've got Sasquatch as a viable plan B.

Play the music from 'Rawhide'. Tell them we all have to stick together, kids hold hands with someone (& not me!)
