That would be ALL OF IT!
Vanity metrics and success theater is the currency of the real estate trade, most certainly that practiced by real estate professionals.
To camouflage BURN OUT one local agents VM begins "I'm a real estate superstar" and can not make effort to return calls in a timely (within 24 hours) manner.
Unfortunately, when advertisers can pass themselves off as the voice or real estate, and agents give them money to validate their claim, those who have not burned to a crisp, need to re-evaluate their alliance with those who say their mission to to take care of the membership.
Not every day is going to be an Oscar winning day. That's life.
Another thing buyers and sellers pick up on is all those smiley faces with name badge are not telling the truth. Seriously, everything is FINE? Being 'accessible' is of greater value than denying 'life' happens.
"FINE" is the F-bomb used to sabotage the speakers integrity. Buyer and sellers don't have to be a genius to pick up on that.
One would be better served to drop the smiley face tinsel and be genuine.
