I never listed anything particularly unusual unless you count a huge 8 bedroom house for a lovely Mormon family.  Nothing unusual in marketing.

I listed a home in La Jolla that was three stories built around an indoor pool. The smell of chlorine was overpowering inside all the rooms. It was a "party house" for a wealthy foreigner and sold to another partier.

It was a 1940's era frame home on 3 acres that had been vacant and boarded up for years.  The drone aerial and video sold it.

Well I think part of what I did was luck but when I first started selling real estate, one of the first listings I got was a ramshackle house on 20 acres.  To get to it I had to drive down a long narrow (barely) paved road out into the boonies.  Once the pavement ended, it was dirt road for 4 miles, then I came to a cattle gate, crossed a neighbors ranch to get to it, then finally at the house, which was mostly off the grid fed by a gravity well.  I looked for a buyers who wanted to live completely green off the grid and I was surprised but I got it sold.  I didn't think I stood a chance to sell the thing but it went fairly quickly.

An old church converted to a house. Those were VAULTED ceilings.

2,017 feet long 16 feet wide sold to 47 neighbors.

A shooting gallery house.

A cerebral house.

A 1 bedroom on an acre estate in a community of 4 and 5 bedroom homes.

Currently, a property with real history dating back to the 1850's.

The rest of the conversation does not apply to the 47 neighbors property.

The first step was listing the delineating features of the home and making them sensational attributes. In your case, don't try to sell a dome house but the inspiration behind the design, the benefits, the bragging rights.

Capture the INSPIRATION...that which can inspire... in my cases the limitless thinking of soaring roof lines, the established history of Babe Ruth's visit, the sequential presence of great thinkers who were widely published, a real connection through things made to a past more vibrant than the present.

For each of these I did the research and created a story into which the reader could see themselves, a story they can see themselves sharing with those who visit in that home. A story that will make a change in those who have visited. 

Now, the challenge and the intent of your question is where is the conduit that will connect with those who can be aligned with the same passion.

Passion is the trademark of Pinterest.....and Craigslist. This is where those of passionate motivation dig for the gold they search. But what will they search to find a round house or to be able to  live in distinction?

Be aware, the audience WILL NOT BE one seeking urgent housing. They will be one who continues to search for the one. Your message, likewise must be ONE-OF-A-KIND. I have found soliciting the neighbors to be non-productive for exotic houses. You really need to CREATE the market.

You can refer to the Craig Proctor library of passion words, any online thesaurus, or create your own, never heard before words of description. You may know someone who creates their own vocabulary and by doing so 'someone' can tell who has read by watching the ripples that are created.

In addition to PT and CL, I identify those locations where buyers of the capability or mindset may frequent...let says Whole Food or Wildflowers or the cafe` that promotes having the best KALE CHIPS in town.

Now you are walking into a situation that has legs. PERFECT! 

That means it can be leveraged and is evergreen.

Time to chat with the manager about promoting that business to your vast list of local people you have access to.  "Here's a bunch of BOBGOs you can send to your client base" is the likely response. "I would be happy to help promote your business", you say. " I need some bulletin board space." "Let me see what you are going to put up before hand." 

This conversation can be had with the gun shop owner, the manager of the marina or country club pro shop, Wild Flowers and Wholefood.

Always keep the location general (Tampa Bay or Eastlake Woodlands or Bailey's Bluff) in the message and keyword strings. Sorry, no address. After all, it is SPECIAL.

And lastly, don't let the time your ride spends in a parking lot or space become wasted time. In my area where there exists heavy tourist and out of town traffic, parking lots not exploited is lost opportunity.

I don't do this for every house, only the ones for which sizzle and passion can be crated. It should be understood that is is a gift that keeps on giving. It is a heavy investment of time and mental energy, but it keeps walking long after you have sold that real estate and becomes your Flag on the Hill that identifies you own that niche TOO!
