It is actually amazing to watch it happen. When you bully a bully back aggressively, they will often normalize themselves and you can actually work with them. They're used to people just taking it, and when they are suddenly on the receiving end, they completely back down. I have a somewhat "edgy" personality that is completely ready for these types...

I believe in my motto " Be A Professional " and live by it personally and in business.  I can usually diffuse most situations without feelings getting stepped on and can usually keep things civil if not cordial.  I did however have to call the law one time, before my husband was around, when a client started taking items off my desk and throwing them against the wall in a rage.  He was removed from my office, my files and my life.

I refused to renew a listing for a bully seller.  He was shocked and very upset when I told him he needed to find another agent. He did not even realize what a giant PITA he was.  LOL. Seriously, bullies back right down when they realize someone is not intimidated by them.  I learned that in elementary school when I was the smallest kid in my class.  

I do not take any crap from anyone, but push back with a sense of humor...it usually diffuses the situation quite nicely.

   Only once I had a lady who fits the description of,  "Sellers are Yellers".  She called to squawk about something.  I patiently let her berate me; I responded with "Yes, I hear you, yes, I will try to improve that for you".

     She called again, this time it was more of a personal insult than a rant.

    A week or so later she called me and started unloading again.  That was it.  I told her that our Listing Contract was canceled.  The next morning I picked up my sign and lockbox.   

     She called me yet again to rant and rave. I cut her off.  If she needed anything from me she could email me or send me a written request.  Then I hung up.

     Never heard from her since!

No, I have not personally had one Nancy Robinson, though Roger has (we are part of 'Team Angeloni').  After 'time' the guy got better, but his personality 'is what it is'!  His wife on the other hand was sweet and a wonderful lady - go figure!  I'm sure it's very tempting to unload someone . . .  and depending on how much of a bully they are, it might have to happen . . .  I'm not a fan of adults or children who think they can be a bully, and others will cave to their will (so not right!!).

Never ever. It's incumbent on me to keep a level head and that of my client. To let a client go on a rampage on other people in front of me is not an option and they have to know that. And the times that I have been intimidated/bullied in my business life, I've had a dynamite lawyer to back me up. Always.

There was a listing I probably could have gotten, but the seller seemed problematic for a number of reasons and I stopped answering his calls.

The agent who got the listing called to talk with me.  I asked how things we're going and she said that at one point, the seller called her a lying f***ing b!tch and threw her out of the house.

I wasn't terribly surprised and I'm glad I didn't sign up for that.

Only once and it was my fault because I did not do an adequate interview with the buyer.  I was too eager to take him on and bought his BS.  He turned out to be dishonest and a blatent liar.

I typically ask a lot of questions during a client interview and do not take on problem people.  

If you ask enough questions, the truth does come out...skunks do not change their stripes.

I just switch myself off. I know, in a couple of hours, I'll be fine. Funny thing, when I'm stressed I do not yell, I talk calmer......and do not argue if someone is not willing to listen. I'd just write an email with my suggestions, never a personal attack. Anger and violence does not fix issues.

Yes although he wasn't my client at the time he was the other agent's client in the transaction. He was becoming more and more demanding and all signs were that we would not be able to please him. I told him to go find another builder.  He suddenly got nice and quit applying all the pressure. Since then I have done 5 transactions with him, the other agent retired.

Once in 29 years, it was Christmas Eve. A difficult client who was very mean to my processor and funder (called her a word I find should never be used) along the way. Scheduled to close January 6th and docs went out on the 23rd. Client screamed at escrow because they did not have a notary who would go to her home at 8 PM. I intervened. "Madam Client, we have a notary who will go to your home 75 miles away but the cost has increased." "What XVPZ!!!?, You are fired!" "Merry Chri..."  I hung up before I finished my word.  I never lose my cool. It's always better to use honey than vinegar.

No, and I think it's a bad idea.  You can say, "I think you need to find another agent," or something similar that's neutral and doesn't lay blame.

Anything you say could be used against you in a complaint. No matter how justified you were, it's not worth it.

When they bite their own tail, they tend to come to their senses.

I am well practiced at the end of a tirade to calmly state, "I am not going to do that" even if what was requested was reasonable.  Or that, or that. Until they recalibrate themselves or self-select another option.

I've spent a lifetime surviving bully's. and now I have the skill to expose the naked emperor, and do it my way.

I am not attached to the outcome.

I have heard very negative remark from a buyer on his realtor. He got so frustrated and slammed his car brake on the freeway. He asked the buyer to get out and walked home. 

As for me the bully I can disengage them.  You learned to ignore and do not waste time. I do mostly listings so I just pull their offers out and present better offers.
