I call up a few Harley biker buddies of mine and go over and have a nice chat with the neighbor. The guys just stand around and look pretty (with all of their ink art on their arms) while I do all of the talking. LOL.

I only used this tactic once. It was on my own property, and the neighbor was being a complete butt.

If I were the seller, I'd contact a lawyer about a cease and desist order.  As the agent, this is all "hearsay" until he can provide reports and evidence to back his claims.  I would make sure lawyers were heavily involved.

That really depends on what is happening and the relationship with the seller.  YOu could file a complaint with the police but if what they are doing is not illegal you don't have much choice but to show the home when that person is at work

If I were working a buyer wanted to see this property, I'd be on to the next home and recommend the buyer forget about that property.....

I usually explain to them teh worst that can happen if they continue their behavior. Most often they are shocked anyone approached them calling them on their behavior which changes quick.
