The 4 online sources I would use to drive traffic would be Google, Bing, Facebook and Adwerx.com.   Keywords to target in Google and Bing would be for real estate searches in my local area, Facebook targets the area and 2 ad campaigns with Adwerx.

With Adwerx, create a campaign for buyers. Another for sellers.  Be sure to match the message of the ad with the message that is clearly seen on the landing page.  Doing this simple step results in a higher conversion rate of clicks to leads.

Think ROI - Obviously everybody wants the highest ROI with any marketing dollarts, right?  Sending clicks for any type of online marketing to your home page is a mistake. If you send the clicks to a landing page that matches the keywords and ad message your ROI will jump.

Facebook, Google+, mailchimp and maybe try out Boomtown makng sure all the eggs are not in one basket.

I'd make a joke about Zillow, but let's face it.  I'd probably use search engine paid stuff or facebook ads for my listings.

I would get on the Internet and do some quick research so I could make a good decision. I would probably lean toward BoomTown.

I have a good lead source that would let me turn that $3,000 into a bit more.  I'd throw a couple grand toward that, and the rest toward SEO.

I have no idea what Tiger leads and Boomtown are so I guess I would buy the best I could get with Google Adwords.

I'd be loading up my AdWords budget.   That way I get immediate access to the 3K you said had to be used today.   Once it's in my budget, I can use it gradually, target it to a specific existing campaign or save it to use when an opportunity presents itself.

So, . . . . .Is my check in the mail ?  

I would prob invest in LeadPages and create some really strong landing pages and test some ads to drive traffic/conversion there.  I would also supplement with "retargeting/remarketing."
