Can you think of any professional that will start working for you under a contract that means nothing because you can cancel any time and waste the professionals time and money?? (That just does not happen, except in real estate).
So seller can cancel when:
- Someone else will list it for less
- The cousin just got licensed
- You are not bringing enough buyers to the house
- You dare tell them to clean up the house
- The offer was not high enough
Geez...the responses only tell me that agents will sell out their souls to get a listing.

The CO contracts have a standard "Right of Parties to Cancel" clause for both seller/buyer and the agent. These preset rights are not "for any reason", though I think I'll be sticking with the standard language until I encounter a client who makes me rethink it.

"for any reason' is part of the State Contract. The agent can fill in the blanks if expenses are to be recovered. Those franchises presenting proprietary contracts are not nearly so generous.
To make the best of it, I call it their 'Easy Out GUARANTEE.'
