I start at the front door and go with the flow of the house.

I always enter through the front door even if lockbox is on side or back door. I want them to experience the home through the proper entrance. From there I tend to show the living room, dining room, and then kitchen. At times the client will take the lead because they may be dying to see the home in person. People tend to go with the flow so I quickly assess the layout and take the lead.

I go with the flow. Makes more sense than "Hey, let's bypass these six rooms for now and go look at the laundry room."

Hi Debbie nothing set for me clients kind of dictate where they would like to start. Each home is different too within regards to layout and features.

I start at the front of the home and move in a logical fashion throughout the first floor. Then, I start with the master suite on the second floor.

It depends: On the client. On the house. On the floor plan. On the yard.

Debbie Reynolds I just let the buyer walk around the home as they please.

I like to start with something that will WOW them and finish up the same. In between, I've no preference.

I let my clients in, and they take the lead, usually with the flow of the home.

Depends on the flow of the home and I like to allow the prospects to lead the way. They are adults and this way, I quickly learn their hot buttons. It drives me nuts when you see agents leading clients into a kitchen to declare it the kitchen. Buyers are not that stupid,

when showing a new home, I'd always start at the front door and work my way around the first floor....then upstairs... the last would be the basement....

It depends on client needs. I suspect I will probably most often start with the front door and then "go with the flow" of the house, then visit the outdoor areas if not covered in the flow.
I can certainly see changing that up if the buyer is, say, more interested in outdoor living (pool, outdoor kitchen, outdoor entertaining areas, etc.), available outbuildings (e.g. barns, workshops, etc.), or land features (e.g. water access, etc.) and those are the client's make-or-break points vs. the house itself.

Attention is focused on the room that the buyer expresses the most interest. If it does not work for them, NEXT!

I go with the flow and let them dictate. If there are rooms or features that are very important to them then I try to show them early on.

I head to the money shot first. Then logically work way through rest of property or house.
Of all those in the house at that time I am the most knowledgeable and am more aware of the value adding assets than anyone else. That means that show is not a 'wing'n it exercise' but a well formulated presentation of tangible features, delineating features and a intro to the back-story of the house.
No, I do not modify based on buyer interest.

When a buyer broker, I think of the buyers interest and the condition of the home. However, I like to save the best for last when showing my listings.

Sometimes I vary the pattern but usually begin with the entry and end with the bedrooms and backyard.

Good morning Debbie. Every home that we flip will have a different showing pattern, it has nothing to do with the buyer.

Depends on the home. If it is a tini one, you have not many options. If it is a large one, we are going to the kitchen first.

The room closest to the door. Usually the living room, then we head to the kitchen.
3,227,282
The boathouse and porch usually. Lake property is a different animal and the water and view is much more important than the house.

I usually go with the flow and layout. If walking into the front door the wow factor is the pool and water views that's what most clients want to see first, so it all depends Debbie Reynolds

I am with Ryan about going with the flow. Sometimes you have no option with that you show first. Sometimes the door inside leads into the kitchen. If I am able to get to the house well enough in advance and the listing is empty then I may have a viewing plan.

We just go with the flow of the home. Today it was the kitchen, living room, then bedrooms and baths.

I don't have a routine. Usually the living room moving toward kitchen dining. Depends on what my client.
2,234,971
I walk into the house...usually through the front door. After that I move towards the kitchen and then the buyers tend to want to wander and the questions begin. I show free form. There is no set way I do it.
2,264,380
2,886,102
I have an open house policy...The house is open to any viewing preference
687,242
Usually, it's the living room and to its view and/or deck, to the kitchen, and the master suite if it's on the same level. Then second level, etc. I do lead the way rather than having them find their own way, especially if someone still lives there.
4,434,277
I always have them come in from the front door and go eithe clockwise on anti clockwise depending on lay out.
1,772,017
It depends on the layout of the home Debbie, also I do not follow people around and just try to be helpful.
1,119,752
Depending on the buyer's interest. But generally, I let them take the lead, and point out anything I think they might have missed.
5,220,760
Depends on the property and what the client wants. If there is a view we check that out right away. They don't generally need me to give a guided tour
