My parents had one many years ago and they actually used it to get the appliances replaced when they failed. In the end, they actually got more benefit out of it than they paid for the policy itself.
I haven't personally recommended them but leave it up to the buyer to decide if they want one. Since the buyer is the one that will pay for it, I leave the decision up to them.

I love them! They're part of the contract out here and the seller usually pays them (within limits) and the buyer chooses the company. I've had great results with Fidelity and First American. American Home Shield was horrible, never wanted to do anything.
I've gotten new commercial grade water heaters, AC units, water circulating pumps, toilets, etc. from them.

I think people often have a love-hate relationship with the home warranty companies. One person will tell you they hate a particular company while another sings their praises.

We use HSA (Home Security of America) ... have used them for 22 years. Typically the Seller pays, but I have had a few buyers want a home warranty and if the seller was not willing to negotiate it into the deal the buyer chose to pay. I've also used a Home Warranty as a Gifting to my client. Overall my experiences have been good. Never had a bad experience with HSA.
