We recommend them.  We have seen the value that they bring.  No favorites, and we paid when we sold our home, even though I left behind warranties, etc.  For us it was additional peace of mind, and that is worth so much more than the price of it. A

I explain the benefit of the home warranty to the seller at listing and the buyer at the time of writing the offer. Most decide to take them or ask for them in the offer.

Throw it in and let the seller pay. It just goes down so smooth & enables all to point out that you can mke claims down the line. It makes the purchase gel

Home warranties have their place, and sometimes I will fund one at settlement.  I like Old Republic because they include pre-existing conditions without hassling about them.

Of course, and we always ask seller to pay for min 1 year. Yes, myself and few of my clients requests were rejected by HWs. They all are notorious for dropping a client if some expensive repairs are needed.

It is discussed during the listing presentation with the seller and during the initial meeting with the buyer and then again when the offer is prepared. 

It's obviously negotiable but customarily requested by the buyer that the seller pays.

I always suggest them and explain why.  In our area the buyer pays for them.  Money well spent.

My parents had one many years ago and they actually used it to get the appliances replaced when they failed.   In the end, they actually got more benefit out of it than they paid for the policy itself.

I haven't personally recommended them but leave it up to the buyer to decide if they want one.  Since the buyer is the one that will pay for it,  I leave the decision up to them.

I dont recommend them, so far i have never met a warranty that was worth the headaches of trying to collect on them.

Fred Griffin if I am working with a buyer I wait until inspection report comes back and will suggest if needed.  I would ask the seller to pay.

I love them!  They're part of the contract out here and the seller usually pays them (within limits) and the buyer chooses the company.  I've had great results with Fidelity and First American.  American Home Shield was horrible, never wanted to do anything.

I've gotten new commercial grade water heaters, AC units, water circulating pumps, toilets, etc. from them.

We almost always ask for them for our buyers, and for the seller to pay for them. 

I do Fred. Sometimes when I have a buyer I ask for one as part of the deal. I deal with a lot of parents buying condos for their children going to college and a home warranty is a good idea. We use American Home Shield.

One time had a bad experience, they would not replace a furnace.

I recommend them. The buyer usually pays. If the home is older, suggest seller offer it at their expense.

They are worth having. Who pays varies. My first choice is HMS. I activate the warranty at time of listing so house is under warranty while it's on market. then at settlement, it gets transferred to buyer.

I do recommend them if I represent the buyer or the seller.  Typically in our market the seller pays.  I do not recommend one particular company but provide a list of 3 to chose from.

In my area, a home warranty is commonly requested in the purchase agreement and paid for by the seller.

I think people often have a love-hate relationship with the home warranty companies.  One person will tell you they hate a particular company while another sings their praises.  

Some bigger companies that are affiliated with warranty firms in some way encourage agents to offer to sellers (at their own cost) to help close the listing deal.

It depends.   Sometimes the Seller, sometimes I buy it for my buyers.   Usually I recommend one if the home is older, and mechanicals are aging.

I always recommend them to my sellers and I always ask for one paid by the seller for the buyer as part of the offer. I have a warranty on my own home and it's saved me multiples of what I pay annually for the warranty. But you do need to know which companies you recommend.

I like HWA, they have always reponded and helped my clients.

Usually the clients pay for it.

We use HSA (Home Security of America) ... have used them for 22 years.  Typically the Seller pays, but I have had a few buyers want a home warranty and if the seller was not willing to negotiate it into the deal the buyer chose to pay.  I've also used a Home Warranty as a Gifting to my client.  Overall my experiences have been good.  Never had a bad experience with HSA.

Typically the buyer requests the seller to pay for a 1-year HW - there are a number of companies to choose from. Old Republic, AHS, and First American are popular

Buyer chooses, usually agent makes recommendations. Seller pays up to a certain amount. 

My personal experience has not been good so I don't recommend them but let people know of their existence.

We have used several.  My favorite is AHS.  American Home Shield. I have and many of our clients have use them with remarkable results.  I would definately recommend them.

In NM we ask the seller to pay for the Appraisal, Inspections and Warranty. Before doing so I give the buyer information on the warranty and ask if they want it. If so we ask the seller to pay for it in the offer, but not many buyers care to renew it. 

For a seller of an older home with older equipment.  A buyer if the furnace or other large item is old.  Most times only a stove or other appliance goes out and the cost difference is minimal.  Not often does it pay. 

100% sales are AS IS.  Try to get the seller pays if it looks like needing work at the new owner one or get one for them. You will hear them complain after movinged in.  I give them a coupon for 1st call free and FAQ where to go.....

Every home has a different situation; sometimes buyers and other times seller's to help sell an older home.

I often ask the seller to pay but if they won't I usually recommend that the buyer get one.

Home warranties are available in my area.  Who pays for them depends on any agreements between the relevant parties.

I guess they have their place. I offer them obviously & I reimburse the seller or buyer for the referral fee they pay me. I don't believe we should take any form of payment for offering services.
