Primarily to BUYERS obviously, as a Mortgage Loan Originator but, . . . . . I don't overlook the sellers.   If they are selling their current residence, there's a high likelihood they are going to purchase another one.

I provide comparison sheets based on their asking price showing potential buyers a breakdown of the costs of different loan programs.   It's a great information piece, supportive of the seller, while informative to the potential buyer.   And it has ALL my contact information on it that can lead to business from either, whether they do a deal with each other or not !

So, in the end, I'd say I market to BOTH; or ALL  of the above, because Realtors often pick them up and call me later to do the same for them and help them with their  future Open Houses.
