I don't do well with so-called "investors" I have buyers that invest in real estate but they're usually doctors or other professionals or business owners with cash to invest but they rely on my advice, expertise and guidance since they're busy at work.
When they call themselves investors with no other occupation, with little funds and are looking to earn a living by investing in real estate that's usually a red flag. They took a course in investing.
If I can't manage their expectations ( and they're "know it alls")
I simply say: "I rather let you go then let you down"

Interesting, I have one of those and now we are in escrow. It took a bit of negotiating but the buyer is not stupid. It is a good investment. Zillow has it's uses, I find, in that you can point out specific fallacies in their Zestimates. Hang in there! PS. We are already looking for more properties for him.
