In North Carolina it's attorney fees, sales tax on the home, any repair costs pursuant to a buyer's inspection, home warranty for buyer paid by seller, any closing costs paid for buyer by seller, deed cancellation. Typically the biggest expense is the brokerage commission.

In my County, Seller's title insurance, documentary stamps, commission and then it depends, whatever negotiated on the sale contract.
