We do leave a business card in the homes we show. And, yes I have picked up a listing or two afterwards but usually because I had shown the homes several times and provided feedback the Sellers appreciated.  It is not my intent to solicit a listing, but to bring the Buyer and provide the Seller the courtesy of knowing I've come and gone.

In our market place it is expected that the agent leaves a card to let the seller know your actually showed up. That has never produced a listing for me. How ever I did leave positive feed back on CSS that inspired a Seller to call after their listing expired

I do not leave card.

And as a results no calls from homeowner.

Since the listing agent is notified by the Supra System of entry and exit, the listing agent can carry the ball. Actually the listing agent should have been present to actually do what they were hired to do.

I will turn the lights out so the homeowner will know the appointment was kept.

That was the standard practice in my hometown of Roanoke, VA, but is highly shunned in my current home of Durham, NC.

It never brought me any expired listings in Roanoke, although I alawys hoped that it might. The lsiting agents might do a sweep of these cards after they have registerd those who visited.

If it's occupied, yes.  I once showed a home that was a rental property.  The renter was moving and recognized my name from the business card.  He called me and I helped him buy, and last year I helped him sell that same home.  That's the only success story I have.

It's common practice in our area to leave a card. Let's homeowners know we were there (which they'll know when we provide feedback but in the interim it helps them be confident that the showing happened).  I don't waste them on vacant homes though.

We are asked to leave a card after showing so that the seller knows we actually came into the house. We don't necessarily leave cards in a vacant home. I've gotten my share of listings after one has expired as a result of leaving my card.

Actually, NO!  But it tells the seller that we actually entered the home.  I had a buyer that saw the surroundings and decided they did not want to live there.  I told them I had to go in and leave a card.  They followed me in and said it was not as bad as they thought.  They still didn't put in an offer.  As a matter of fact, they are still looking.  The Listing agent put it in the listing that they wanted the agents to leave a card inside.
