I would suggest partnering up temporary or even longer if it works out in your best interest with an experienced full time agent. Everyone is usually served and satisfied by this arrangement, worked for me in the past. You shall have solid confidence by marketing as a team!

In addition to the partnering suggest made by Pete X with X Group Real Estate Advocates , Michael Jacobs , Ryan Huggins - Thousand Oaks, CA and others I suggest you have a real-estate-only Facebook Page and do the same elsewhere on social media sites where you will be active. LinkedIn is difficult if you have two businesses but elsewhere you can establish an individual profile for your new business identity.

Nice profile!  I'm in agreement with Pete X with X Group Real Estate Advocates, find a good partner that is OK with you being a part timer.  At some point though, you will need to make a decision which path to follow.  Give it a couple years though.  It usually takes six months for a full timer to get their first sale, so hang in there.

Buyers and sellers can choose from ANY agent on the planet, most likely one near them. Are you going to HONOR their full attention and presence while serving another master.

My real estate marketplace in Tampa Fl is incredibly dependent on being the first buyer to see the house. If you are not first, the buyer will be making back-up offers on homes already under contract. How do you think being late to the party will work for a part time real estate agent and the buyer they are representing?

It is hard to do, but many have been successful doing it before. So how will you get your buyer to the front of the line?

I think you should be giving referrals not partnering if you have a full time job.... there are only so many hours in a day and I don't understand how you would service anyone properly....

Hi Ed, question for you how important is it to you that your linkedin states your full time healthcare job?  Would you be terminated if you rebranded your online prescense exclusively to real estate?  It's something to think about.  Your "image" is the first step to a consumer's decision to step one.

Good advice given from others here. I agree that joining a full time team until you can transition over to full time, might be a way to go. You can ride on their coat tails until you are ready and still have support if you need it.

Market your self as a realtor only. Tax pre is OK. Health is a taboo.

Your other job will impend your successs.  Almost all want to show homes everyday when you are not available.

Great answers here. It is difficult to work with an agent who is only part-time as you are obviously working around their "real" job's hours. It can be challenging enough as a full-time agent to be there whenever needed. Whatever you do, don't fall into the trap that because you have a listing and a sign your job is "done", and because you have clients willing to work around your schedule that all will be so accomodating. Ed, as a full time real estate professional, I am not keen on working with part time agents ... why?  Because they are generally not available and lack responsiveness. That said, I cannot think of one reason why a buyer or seller would want to hire a part time agent.  How well can we truly serve more than one master?  How does one sell "Hey, I'm part-time" ... I just cannot get there.

It's really hard to start our as a part time agent.  Most buyers and sellers will rule you out.  You might try to find a full timer to mentor you and share your transactions until you jump into the deep end.

That is a problem. For me I would not want my real estate professional to have divided interests and we know that people are Googling us and will find out the truth. Until you go full time I think your focus will be questioned. Just my opinion.

     Look for a part-time health care position in the mornings.  That way you keep a steady paycheck, you don't abandon your healthcare career before you find out if Real Estate is going to work for you. 

    If you can be free after 12:00 noon, you have the time necessary for real estate.  If you are not free until 5:00PM or 6:00PM it will be next to impossible to have a productive real estate career.

   Otherwise, with respect, either partner or refer.
