Hmmm...This question requires two answers:
If the mobile/manufactured comes with and is attached to land (i.e. is actual real estate), most lenders/brokers should be able to finance it. Needs to be manufactured 1976 or later.
If it's in a park and the land is not owned, but rented (i.e. chattel), you need to work with a local community bank. They will typically require a down payment of 30% or more.

Mortgage brokers normally have a couple of lenders that finance mobile homes. Retail (big banks) are usually limited to stick built homes.

Here in the magickal land of AZ, it's not tough to get MH financing via the big banks down to the hometown banks . . . provided they are post HUD (6-16-76 or newer) and a few other things (fee simple, ground-set and out of floodplain or on raised foundation, code-worthy etc) and our local Wells Fargo will even finance a singlewide for our vets, which blows my mind. I'd bet that if you made half a dozen phone calls, you'd probably find at least one . . .

I need more specifics. How old is the home? It is tied to the land? RD won't do mobile or manufactured homes. But I have sold them to buyers using FHA and conventional loan programs.

I don't know of any source for mobile home financing (although not in your state). If you are looking for manufactured home financing, your best bet is to talk with a good mortgage broker/banker. If you can find a magazine about manufactured homes (or mobile, if that is what you meant), their may be ads from lenders in it.
