Hmmm...This question requires two answers:

If the mobile/manufactured comes with and is attached to land (i.e. is actual real estate), most lenders/brokers should be able to finance it. Needs to be manufactured 1976 or later.

If it's in a park and the land is not owned, but rented (i.e. chattel), you need to work with a local community bank. They will typically require a down payment of 30% or more.

 Ginger-Fifth Third Bank in North Carolina will finance Manufactured Homes-Doublewide on permanent foundation with  both conventional and FHA financing.

A home town bank that carries shelf loans or the owner.

Call a top lender you work with, Ginger, and they'll typically have someone they can refer you to.

Most dealers will help with this.

A lender that finances mobile homes.

The mobile home park management company may know someone.

Good morning Ginger. In my local area there are a couple of banks that do them and hold the loans in portfolio, after that it is owner financing, especially on older homes.

BB&T, Well Fargo and eLend have all successfully done manufactured home financing for my clients.  That is when the home is permenatly and properly affixed to land and taxed as real estate.

Sorry that I can't help with an answer Ginger, have never had this need for a client.

 Mortgage brokers normally have a couple of lenders that finance mobile homes. Retail (big banks) are usually limited to stick built homes. 

Here in the magickal land of AZ, it's not tough to get MH financing via the big banks down to the hometown banks . . . provided they are post HUD (6-16-76 or newer) and a few other things (fee simple,  ground-set and out of floodplain or on raised foundation, code-worthy etc) and our local Wells Fargo will even finance a singlewide for our vets, which blows my mind. I'd bet that if you made half a dozen phone calls, you'd probably find at least one . . .

I need more specifics. How old is the home? It is tied to the land? RD won't do mobile or manufactured homes. But I have sold them to buyers using FHA and conventional loan programs. 

Depends if it is attached to land.  Lenders where these are more common seem to more comfortable with this.

We use a local lender who carries that product.

 AFR is one lender that does mobile homes nationwide.  There are several other regional ones, but I don't specifically know of one in NC aside from AFR

Clayton Homes, a Berkshire Hathaway subsidiary, is in that business.

I don't know of any source for mobile home financing (although not in your state). If you are looking for manufactured home financing, your best bet is to talk with a good mortgage broker/banker. If you can find a magazine about manufactured homes (or mobile, if that is what you meant), their may be ads from lenders in it.

If the MH is still on the sales lot the USDA is an excellent source.
