I don't.  And as it was presented to me when I started, either you charge them to everyone, or you don't.  You don't want to get caught picking and choosing who gets one charged.  Could be problematic.

     I charge Sellers an upfront non-refundable fee that covers my basic expenses.   But no fee to Buyers.

Angelia Bynum Yes, it tells me that the potential client is serious. I ask for a nonrefundable retainer that I will give back at the closing or lease signing.

Chris Ann Cleland makes a good point. If you do ask for a retainer you have to ask everyone. Otherwise, you could have a Fair Housing issue.

Only once in 30 years for  a buyer who had made literrally 15 offers, all too low. If they wanted further help and was not going to make reasonable offers, i added a non refundable fee for services, his next offer was near full price and they got the home

Two scenarios exist;  those in the rent sphere and investors who are prone to papering the real estate environment.

For both of these they PAY for services received, not deferred to closing.

I know they will find an 'eager beaver' who will work without compensation. These agents will become aware of the consequences eventually.

 A retainer fee??? As a consumer, I would not give a RE agent a fee to have them show me homes. I may buy, I may not, but I'm certainly not paying to look. Sounds too much like those lawyer guys.
