Yes, plus the feature sheet showing all the updates/upgrades. I just hand it to him, nothing said about it.

Since I work for the seller I be sure that the appraiser gets 'my' set of comps. Not everyone is thorough or knowledgeable.

I work in a niche market and appraisers often get it VERY wrong because the same house in a five block range can vary by $500,000. When the appraisal is scheduled, I email comps to them.

Whenever possible I offer it to them, some appraisers appreciate the information, others feel they are ok without it. I feel that just being there available for questions is helpful especially when a property had extensive upgrades or remodeling done to it.

I have not so far, but the last appraiser did a poor job of selecting them and I probably should have helped him out a bit to find More accurate comps.

Not generally full sheets or a packet. I know most of the appraisers in the area and give them addresses of closed properties that will be the most comparable. Most of them don't need the help.

Most definitely, I leave them in the entry way of all my listings that are vacant, since they go stealth. I meet them & greet them and offer a packet when my listings are occupied and as a buyers agent, I work with the listing agent to do the same. Always short, sweet and non-confrontational.

As an exclusive buyers agent it is not my job to keep the price up or make sure that it appraises.  That should not be a buyer agent concern, unless they are desperate to close the deal.

My fiduciary duty is to get the lowest price for my buyer...so if the appraiser thinks the property is not worth the sales price, so be it.  

Seller will have to reduce the price.

I tell my sellers they can print off a list of updates and leave for the appraiser.  We are not to contact or try to influence the appraiser in our area.

On some homes yes, but knowing that appraisers usually do not look at what agents give them, i make sure they are true comps or i could hurt my own efforts
