No but for some reason they turn into them. I really wonder if it is the buyers or the agents? I think that agents not saying certain things give the buyers a certain perception of what should go on.

Ex - switchplate is crooked in the kitchen. Buyers want it 'repaired' .... really? As an agent I would tell the buyer that their expectations of the house are unrealistic & read them the contract verbiage. I would also tell the buyers that is an embarrasing request. I know I work for them but there are levels of insanity that you have to stop.

They certainly don't have to be but sometimes stuff happens and it doesn't always involve the principals in the transaction.  For the most part, things typically go smoothly and buyer/seller are happy at close.
