Pretty common up here regardless of highend or first time buyers. When you deal with our weather extremes, heating and cooling costs help determine the insulation factor and quality build of homes. We typically ask for 12 months of energy costs. When looking at 2 homes of equal price and features, energy costs come into play and can determine the better home.

I take care to advise, as you can see, this house is occupied by former New Yorkers, two adults, three kids and what appears to be a golden retriever all able to enjoy a heated pool and a house at 72 degrees. Do you think their bills will be the same as yours?

I love when I get "the owner is elderly and loves the heat turned to 80 all the time" from the listing agent. At times it is true.
