Top 10% does not necessarily mean luxury.  A property may be in the top 10% due to location (e.g. to the subway, to downtown or it might simply be a bigger lot that has a teardown property where a big new home can be built.

Locally, we define it as a home that is at least twice the price of the average home in that zip code. We have so many price ranges and so many areas, it's hard to put a definitive number to it. But anything over $750,000 would usually be considered luxury as that is about 3X the price of an average home in our MLS.

It is very blurry now, since all Los Angeles prices are quite high. But of course expect to pay premium price for anything in Beverly Hills, Brentwood, Santa Monica, Sunset, Westwood, Bel Air, Malibu and many other Los Angeles cities.

Eric, For our market area, our brokerage defines luxury as $500k and up (zip codes 45040, 45036, 45066 and more). Now of course there are homes that are above that that are a far cry from luxury (perhaps they have 20 acres and a horse barn to justify the price).  Most of our market has a median price in the $200-$250k range, so doubling that to $500k is a pretty good indicator of upscale.  Bill
