Seems like overkill to me, esp. 12 months of bank statements. Perhaps the agent, or landlord, has had bad rental experiences?

That sounds like overkill.  You'd probably have a case for discrimination of some kind.  A property manager must have the same requirements for each applicant.

Thank goodness I don't have to deal with the rentals. We have a property manager that manages over 80 properties. I'm glad I don't have that headache.

We require driver's license and pay stubs and if a dog or pet is part of the package with want a photo.

I typically request written application, current photo id (i.e. drivers license or passport) and last two paystubs.  Then the applicant pays the $35.00 credit and background report fee through TransUnion Smartmove.  The 12 months of bank statements seems excessive.

I just rented out a place and I'm renting another one out now.  I ask for the CAR application, a full credit report run by the applicant (not just the score but the history), verification of employment and city/county/state of residence for the last 5 years (for background check purposes).  If they have a current landlord I ask for contact info to interview them.

 

I don't worry about letters because I've met with the applicant before they get the application.

 

Of course, I do have one caveat here.  I only manage my own properties.  I don't handle other people's stuff (so far).

We no longer deal with rentals. When we did, we had the tenant prospect deal directly with securing a credit report and having it sent electronically to us.

Rental applications can be as time consuming as a contract.  Credit worthy, really they do require quite a lot of info and great credit.  Our office offers property management. Sometimes it's the homeowner.. Your situation sounds normal.

App, photo ID, credit and background check are the minimum. Beyond that, it depends if the lease is long or short term, If seasonal, most of the folks are retired so what else is required will be different due to their circumstances.

Mainly just the application and ID, if they are from out of state then we also require a credit report since they will not show up on our court records website.

I have been a good judge and if there is something not right. I move on. Often 1st day of showing.....

You explained some problems with credit. The agent may want to know what payments were late in the last 12 months.
