no, we can enter and then "temporarily take off market" if needed for repairs. Typically I just have sellers sign a delay and do not put in until sellers authorize which is accepted by my MLS

No, there is no delay or coming soon status. Typically a coming soon rider is out on a sign to start advertising its pre-MLS Active status.
It does not and once a contract is signed it has 24 hours to get in the MLS.

We just offered it last week in MLS. We are also having a company wide pre-listing app for us to check up & coming listings.
Not sure yet how it will all shake out.
I have never seen that in 27 years.
However I start weeks before. MLS is just a formality.
