I agree with planning a vacation.  Once I'm mentally geared for time off I get busy.

My vacations are always covered so that doesn't really do it for me.

However, if I want the best ROI, I up my advertising for 2 days and BAM - lots of new clients

Good morning John. It never fails, let it be known that you are leaving on vacation, it just seems to go crazy. We were in California for a week, the week leading up to it was crazy.

Ha, doesn't have to be a vacation for me, it can be as simple as planning to clean my office that day or sneaking away for a short nap.

I dont know the silver bullet John, lots of ways to do some of these things, but sometimes when you make that phone ring too easily it leads to a lot of wasted time with unqualified people, thus actually cutting into the money end of things.

yes, as Liz and Bill said, the phone rings the morning of the vacation and never stops....happens to those for whom I market....they always have someone or two covering for them....

Do a better job, more effort, extra creative, all the time. Think customer, what you would want any time of day or night to access completely. Stock those real estate and local FAQ blogging post shelves in your property listing vending transmitters. Lots of them.

Getting sick also works...however we prefer vacations !

I'm laughing about this, John Meussner ... as you're absolutely 110% right on vacations giving birth to volume.  Just try to get out of town!  

Beyond that, I say business itself breeds more business.  Get busy ... and you typically stay that way for lengthy periods of time.  Kindof like Newton's law of inertia ... only business-style ...

Nothing in real estate is every immediate when it comes to getting paid. But th ebest way to insure a steady flow of income is a steady flow of marketing to attract listings and buyers.

I would get on the phone and make calls until my schedule was full.

Planning a vacation would be more fun.

You're right. It's vacation. I doesn't matter what weeks I go, I'm always busy the week before and the week after. My solution is to take a one week vacation every month. I would have my best year ever!!!!

Well I have to agree -- Plan a Vacation seems to do it every time -- but another thing that seems to work is Answer the phone when it rings and follow up with the leads that have been waiting for a call back.  We all have past and current clients -- a quick phone call can get the ball rolling.

An obviously intriguing question. For me it's always been about contacting past clients, but that doesn't apply to people who are new to the business. We await your answer, wise guru

This gives the most flexibility of your time with family and for business.

I can get on the phone and call my frineds and past clients and have more business than I can work, guaranteed.

That is why I am reading the answers . I am waiting for the silver magic bullet answer .  In this business there is not any immediate results . It takes time hard work lots of marketing and blogging .  If you are waiting for immediate results you will be very disappointed . It takes time and hard work .

Is this a trick question?

I find one great way (once you're established) is to refer business to other complementary partners.  Often, they reciprocate.  Or, I suppose call some of best partners. 

Also, maybe call past customers.

Or is the answer, nothing?  There is no sure fire way.
